Terms of use

These Terms of Use (“Terms”) govern your access to and use of mortgageledger.org and everything on it — the calculators, the articles, the glossary, and any other content (together, the “Site”). The Site is operated by Dominic Wu (“Mortgage Ledger,” “we,” “us”).

By using the Site, you agree to these Terms. If you do not agree to them, please do not use the Site.

1. The Site is educational only

Everything on the Site is provided for general educational and informational purposes only. It is not, and must not be relied on as, personalized financial, legal, tax, accounting, lending, insurance, real estate, or investment advice, and it is not a recommendation to enter into or refrain from any transaction.

The calculators are planning tools. They produce estimates from the assumptions you enter and the assumptions documented on our calculation methodology page. They do not consider your full financial circumstances, your credit profile, your tax position, or the actual terms any lender would offer you. An output from this Site is not a loan offer, a rate quote, a pre-qualification, a pre-approval, or a commitment to lend by anyone.

2. No lender–borrower and no professional–client relationship

Mortgage Ledger is not a lender, mortgage broker, mortgage loan originator, real estate brokerage, insurer, bank, investment adviser, accountancy practice, or law firm, and is not licensed as any of them. We do not originate, arrange, service, or broker loans, and we do not take loan applications.

Using the Site, contacting us, or receiving a reply from us does not create any lender–borrower relationship, professional–client relationship, attorney–client relationship, fiduciary duty, or advisory relationship of any kind between you and Mortgage Ledger or Dominic Wu. Do not send us confidential information in the expectation that any such relationship exists.

3. No guarantee of accuracy

We work hard to be accurate, we document our methods, and we correct errors when they are found — see our editorial policy and corrections policy. Even so, we do not warrant or guarantee that any content, figure, formula, or calculator output on the Site is accurate, complete, current, or free from error.

Mortgage rules, rates, limits, premiums, and tax treatment change, and they vary by loan type, lender, investor, insurer, and jurisdiction. Content that is correct on the day it is published may not be correct on the day you read it. Lenders round, apply fees, and calculate interest in ways that may differ from the conventions used here, so a figure produced by this Site may legitimately differ from a figure produced by your lender.

The Site and all content are provided “as is” and “as available,” without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement, to the fullest extent permitted by law.

4. Your responsibility to verify

You are responsible for verifying any figure before you rely on it. Before making a borrowing, refinancing, purchase, or investment decision you should:

  • Obtain and read your lender's official disclosures — in particular the Loan Estimate and the Closing Disclosure — which are the binding statements of what a loan will actually cost you; and
  • Consult a licensed mortgage professional, and where relevant an attorney, CPA, or licensed financial adviser, who can consider your full circumstances.

Any decision you make on the basis of this Site is your decision alone.

5. Limitation of liability

To the fullest extent permitted by applicable law, Mortgage Ledger, Dominic Wu, and anyone associated with the Site will not be liable for any loss or damage of any kind arising out of or in connection with your use of, or reliance on, the Site or its content — including without limitation any direct, indirect, incidental, consequential, special, exemplary, or punitive damages; any lost profits, lost savings, lost data, or lost opportunity; any financial loss arising from a borrowing, refinancing, purchase, sale, or investment decision; and any loss arising from an error, omission, inaccuracy, or interruption in the Site — whether the claim is based in contract, tort (including negligence), strict liability, or any other theory, and whether or not we were advised of the possibility of such loss.

Where liability cannot lawfully be excluded, it is limited to the greatest extent permitted by law. Nothing in these Terms excludes or limits liability for fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be excluded or limited. Some jurisdictions do not allow the exclusion of certain warranties or the limitation of certain damages, so some of the above may not apply to you.

6. Intellectual property

All content on the Site — the articles, the calculator design and code, the methodology documentation, the glossary, the text, the layout, and the Mortgage Ledger name — is owned by Dominic Wu and is protected by copyright and other intellectual property laws. © 2026 Mortgage Ledger. You may: read the Site; use the calculators for your own personal, non-commercial planning; print or save a copy of a page or a calculator output for your own personal use; and quote a short extract for the purposes of comment, criticism, review, news reporting, teaching, or research, provided you attribute it to Mortgage Ledger and link to the page you took it from.

You may not, without our prior written permission: copy, republish, redistribute, or mirror substantial parts of the Site; reproduce our articles in whole or in substantial part on another website or in another publication; use our content to train, fine-tune, or evaluate a machine-learning model; scrape or systematically harvest the Site; frame or embed the Site or its calculators in another site so as to present them as your own; remove or obscure any attribution, byline, dating, or copyright notice; or use the Mortgage Ledger name or branding in a way that suggests endorsement or affiliation.

7. Prohibited uses

You agree not to:

  • Use the Site for any unlawful purpose, or in violation of any applicable law or regulation.
  • Present output from this Site to a third party as a loan offer, a rate quote, a pre-approval, a professional opinion, or advice from a licensed professional.
  • Use the Site or its content in connection with any effort to deceive or mislead a borrower, lender, or consumer.
  • Attempt to gain unauthorized access to the Site, its server, or any connected system; probe, scan, or test its security; or interfere with its operation.
  • Introduce any malware, or take any action that imposes an unreasonable load on the Site or its infrastructure, including automated scraping or denial-of-service activity.
  • Use any automated system to access the Site in a manner that sends more requests than a human could reasonably produce.
  • Submit through any form on this Site any content that is unlawful, abusive, defamatory, fraudulent, or infringing, or that contains another person's sensitive personal information.

We may restrict or terminate access to the Site, without notice, where we reasonably believe these Terms have been breached.

8. Third-party links and advertising

The Site links to third-party websites, principally government and regulator sources. We do not control those sites and are not responsible for their content, accuracy, or privacy practices; a link is not an endorsement.

Mortgage Ledger may use third-party advertising services, including Google AdSense, after approval. No advertising is currently served on the Site. If advertising is introduced, advertisements will be served by third parties, we do not endorse advertised products or services, and any dealings you have with an advertiser are between you and that advertiser. 9. Changes to the Site and to these Terms

We may change, suspend, or discontinue any part of the Site at any time, and we may amend these Terms. Where we amend them, we will update the “last reviewed” date at the top of this page. Continuing to use the Site after a change takes effect means you accept the amended Terms. Please check this page periodically.

10. Severability

If any provision of these Terms is held unenforceable, that provision will be limited or severed to the minimum extent necessary, and the remaining provisions will continue in full force.

11. Governing law

These Terms and any dispute arising out of or in connection with them or with your use of the Site are governed by the laws of the State of Hawaii, United States, without regard to its conflict-of-laws rules. You agree to the exclusive jurisdiction of the state and federal courts located in Hawaii for the resolution of any such dispute, except where applicable consumer-protection law gives you the right to bring proceedings elsewhere. The Site is directed at users in the United States; if you access it from elsewhere, you do so on your own initiative and are responsible for compliance with your local law.
